Oct. 28, 2008

The Ocean Center has received (late September 2008) a temporary Certificate of Occupancy for its exhibit hall – it is complete. The south meeting room area is in final punch out; contractors are going through and handling final touch ups. The east lobby and ballroom demolition is complete and construction is on schedule.

The kitchen expansion is complete. E-Zone entertainment zone is under construction and on schedule. The E-Zone, the so-called Entertainment Zone, is transforming Auditorium Boulevard into a pedestrian mall with turnabouts at Auditorium Boulevard and Wild Olive Avenue, at Auditorium and Grandview, and between Grandview and Wild Olive. The pedestrian mall will have a landscaped center and removable bollards for emergency vehicles. The space will function as a gathering place between the Ocean Center and the city’s Peabody Auditorium.

ABOUT OCEAN CENTER NEW PARKING AREAS

The south lot at the Ocean Center, between Auditorium Boulevard and Main Street and south of the Peabody Auditorium, has 329 spaces, including eight handicapped spaces. Although the area of Auditorium Boulevard on the north side of the south parking lot – the E-Zone – remains under construction, the work accommodates traffic as needed.

The Ocean Center’s west lot is behind the Ocean Center and situated between Earl Street and Auditorium Boulevard (accessed from Hollywood Avenue). The surface lot has 168 spots, including eight handicapped spaces.

Sept. 22, 2008

The south concourse of the new Ocean Center is virtually complete. The remaining items are some replacement glass and metals panels on the inside of the south entrance. By the end of September, we will have final inspections and a temporary certificate of occupancy on Phase III. The Ocean Center’s exhibit hall and connector concourse are complete. It will be ready for use for the Boat Show starting Oct. 1. The kitchen will be complete by mid-October, and it is currently in use. Landscaping is complete with the exception for areas affected by the E-Zone work (Auditorium Boulevard between the Ocean Center and Peabody Auditorium).
Renovation work is well underway on the original Ocean Center space, and all work is planned to be completed by Feb. 2009.
 

Sept. 5, 2008

South concourse
AW Baylor is virtually complete in this area. The only remaining areas to hang and finish are the canopies and soffit at the north entry. Warren Construction has completed all millwork except for the wood hand rail on the north grand stair and veneering the information desk. Harmon Glass is still installing replacement glass and trim pieces around the front main entry. Dixie Carpet has completed their installation. All restrooms are complete. Miller-Clapperton is working on the metal panel installation. Target date for completion is Sept. 15.

Exhibit hall
Toilet compartment and accessories are nearly complete and mirrors are being installed. Painting is complete except for touch-up. The west sidewalk/entryway have been poured. Final clean-up is underway and should be complete within two weeks. We are waiting for column covers and access panels to be delivered. Targeted delivery should be late September.

North – south connector concourse
The installation of the terrazzo floor is continuing. Trim-out of the escalator is complete and inspection is underway.

Chiller plant and kitchen
All equipment is operating and should be ready for final inspection the end of next week. Testing and balancing is continuing and is on schedule to be completed by mid-September. The kitchen work is continuing and all underground connections in the existing kitchen area have been made.

Renovation to existing Ocean Center space
Demolition has started in the existing ballroom. The ceiling has been removed and the mechanical and electrical contractors are removing their work.

A1A improvements
The columns are complete. Beam work has begun. Steel is rescheduled for Sept. 9.


July 21, 2008

More than 60 local business people were greeted by Volusia County Chair Frank Bruno and County Manager Jim Dinneen at the Ocean Center recently for a construction update and tour. Ocean Center Director Rick Hamilton briefed the group on the fast-moving construction activity and led tours throughout the facility. Though thousands of visitors and residents have witnessed, from the outside, the construction of the Ocean Center over the past months, the group of 60 was the first to see the Ocean Center’s impressive progress from the inside.

Contractors at the Ocean Center construction site are putting many final touches on the facility. These days, they are laying carpet, putting on interior doors, painting trim and laying terrazzo flooring. In August, renovation of the original Ocean Center building will begin. The renovation will ensure the new building is as seamless on the inside as it is the outside.

Simultaneous to the renovation of the existing structure, contractors will begin the upgrade of the Ocean Center façade along A1A and put the finishing touches on the Cultural Information Center, a grand lobby showcasing art and cultural attraction information from around the county. When complete, the final facility will be more than 200,000 square feet in size, be the fifth largest convention complex in Florida, and the only one 400 feet from the ocean.

Grand opening festivities for the new Ocean Center are planned for February and March 2009. The facility’s sales staff is booking the expanded complex for dates in 2009, 2010, 2011 and beyond.

June 30, 2008

As of June 20, the Ocean Center expansion construction is moving along swiftly. Tradesmen on the job represent Carter Electric, Energy Air, East Coast Fire Protection, G&W Plumbing, Colson Corporation, Goss Foundations, A.W. Baylor, Warren Construction, Harmon Glass, Weston Coating, Truant Construction, Great Lakes Tile, Ron Kendall Masonry, Miller-Clapperton, Moss Waterproofing and Architectural Railings.

Here’s an update:

On the south concourse…

A.W. Baylor continues to frame, hang and finish the remaining drywall areas of the south concourse. They have completed framing on the “bill” structure and are starting drywall and lathe activities. Warren Construction continues to hang meeting room doors and also are hanging the hollow metal door at the rear of the meeting rooms. The installation of the railings on the grand staircases and the decking on the south balconies has begun. The carpet for the south concourse was delivered to the job site to start the “climatization” process and installation began the week of June 23. The air conditioning system is complete on both floors and the south concourse, and the area now is a climate-controlled space.

In the exhibit hall…

Overhead doors at the loading dock are installed and hooked up electrically. They should be operational last week of June. The vertical action doors at the east wall are complete and the manufacturer will be on site the week of June 23. Ceramic tile grouting is complete in the gang rest rooms and the toilet accessory activity should start within the next week. The west curtain wall (glass) is complete and the work that remains is the installation of cap pieces and trim out. The metal panels are approximately 50-percent complete on the west canopy.

On the connector concourse…

A.W. Baylor is approximately 90-percent complete in installing drywall in the connector concourse.  The painting has started with a prime coat in some areas. The north entrance storefront glass is complete and the pedestrian doors by the north ticket lobby are installed. Truant poured the concrete walkway from the north entrance to Auditorium Boulevard. A.W. Baylor started framing the north canopy after the glass was installed and should be complete the week of June 23.

On the south concourse…

  • AW Baylor continues to frame, hang and finish drywall in all areas, started the exterior stucco on the west end first floor area, and started framing and hanging on the bridge in zone C.
  • Warren Construction is continuing with the carpentry and millwork activities around the meeting room entrances, have completed the wood backing for the floor base along the south side, started installation of the granite tops in the zone A restrooms. 
  • Harmon Glass has completed installing the storefront doors except for the entrance area, has started installation of the curtain wall system in the “pop-up” area.
  • G&W Plumbing has started installing plumbing fixtures in upper level restrooms ins A and B.
  • Weston Coatings is continuing the painting activity in all areas.
  • The “bill” bottoms were poured today and the Styrofoam inserts will be installed next week.
  • The fire-proofing was installed on the main entry steel.
  • The Colson Corporation custom grid for the meeting room ceiling arrived and the installation has started in the upstairs meeting room. Colson is continuing with installation of the ceiling in the back of house corridors.  Carter Electric has started installing the can lights in the ceiling tile in zones A and B.
  • All MEP trades are continuing with their work and are staying on schedule with the finish trades.
  • Great Lakes Tile has completed the tile work in the west side of zone C.

In the exhibit hall…

  • The floor box operation is continuing and is now approximately 70-percent complete.  Truant Construction made the first two floor slab pour in the exhibit hall, and is has poured the next area of floor slab. The sealing of the first two floors is under way.
  • The touch-up painting of the ceiling is complete.
  • Ron Kendall Masonry has started the split-face work on the columns at the west side.  They are complete with the stone work on the north ticket lobby walls, and the scaffold is ready to be removed.
  • The MEP trades are continuing with their work on the floor boxes and work associated with staying ahead of the finish trades.

On the connector concourse…

  • The new escalator installation is complete and has been run and tested.  The only item remaining to be completed is the stainless steel flashing between the escalator and the wall.
  • The light gauge truss forming on the east wall is nearing completion and the drywall installation started this week and is about 33-percent complete.
  • David Allen has completed the mud slab underlayment for the terrazzo in the existing west lobby, and is placing divider strips.  Terrazzo in the west lobby is under way.
  • East Coast Fire protection is installing sprinkler heads as the wall and ceiling framing is completed.
  • The MEP trades continue to install their ductwork and conduit to keep pace with the finish contractors.

Update for April 22, 2008

Sixteen contractors continue work on the Ocean Center Expansion. The project remains on time and on budget.

On the south concourse, AW Baylor continues to frame, hand and finish drywall in all areas of the south concourse. Harmon Glass has completed installing the storefront doors in the south concourse, with the exception of the entrance area, and has started installation of the curtain wall system in the “pop-up” area. G&W Plumbing has started installing plumbing fixtures in upper level restrooms in Zones A and B. Weston Coatings is continuing the painting in all areas of the south concourse, working in an east-to-west direction. Colson Corporation is installing ceilings. Great Lakes Tile has started the tile work in the west side of zone C.

In the exhibit hall, the floor box operation is continuing and is now in the southern half of the exhibit hall. Truant Construction is preparing to make the first floor slab pour in the exhibit hall. Wire mesh is currently being installed and the first concrete pour is scheduled to be poured on April 17th. Truant also has formed the foundations to support the glass at the west side of the exhibit hall. The touch-up painting of the exhibit hall ceiling is complete. Ron Kendall Masonry has started the split-face work on the columns at the west side of the exhibit hall. They are also virtually complete with the stone work on the North Ticket Lobby walls. The MEP trades are continuing with their work on the floor boxes and work associated with staying ahead of the finish trades.

April 4, 2008

Construction is moving along swiftly at the Ocean Center expansion site. The project remains on time and on budget.

On the south concourse, the drywall work is continuing in all areas. Most of the drywall is hung and in some form of the finishing process except at the main entrance area at the north-south connector. Warren Construction is continuing with the carpentry and millwork installation at the meeting room entrances. They are also installing the wood backing for the base along the south side and completing the wood work at the soffit level of the south curtain wall. The hollow metal doors have been primed and are ready to be installed. Also on the south concourse, Foote Steel has completed installing the stiffeners on the pop up tubes in preparation for the glass starting. Harmon Glass is installing entrance doors along the south wall and is starting to install the clips to start the curtain wall on the pop-up area.

The stone work in the south entrance was completed March 28 and the scaffold removed March 29 to clear the area for drywall framing to begin under the bridge area. All mechanical, electrical and fire protection trades are following behind the framing work and are in various stages of completion. The floor and wall tile in the South Concourse restrooms is about 60-percent complete.

On the exhibit hall, roofing is virtually complete on loading dock areas. The fascia work on the loading dock canopy is in progress and should be complete within two weeks. The floor box installation has started and is progressing very well. Approximately 30 percent of the floor boxes have been installed. Drywall work is continuing in the gang bathrooms along the south wall of the exhibit hall. Foote Steel is installing the steel at the west end of the hall.

On the north-south concourse, the masonry work at the north entrance is continuing and should be complete within two weeks. The new escalators are being installed and the glass hand rails are in. Trim out should start within two weeks. The light gauge truss work continues on the east wall. The framing should be complete within two weeks. The dry wall operation on the west wall is nearing completion and the finishing should start soon. The steel supports are being installed for the new glass entrance doors on the east wall.

Work is also continuing in the chiller and kitchen.

Update for March 14, 2008

Here’s a summary of some of the major construction activities at the Ocean Center expansion site:

  • Sixteen subcontractors are working on the property.
  • A.W. Baylor is continuing to install framing sheetrock and finishes in all areas of the south concourse. 
  • The upstairs meeting rooms are concrete and the painting has begun.
  • Both tunnels are framed and the substrate and moisture barrier has been installed. 
  • Permanent power is scheduled to be turned on in late April.
  • The stone work is continuing on the masonry tower at the front entrance and should be completed within two weeks. 
  • The roofing operation has started on the loading dock area of the exhibit hall.  The roofing on the main exhibit hall is virtually complete.
  • The floor box mock-up was reviewed by the owner and architect and the installation of the boxes should start next week.
  • A. W. Baylor is installing drywall and framing in the gang rest rooms in the exhibit hall.
  • The final staircase is being installed.
  • The steel framing for the north entrance is complete and the light gauge framing for the fascia is being installed.
  • The light gauge “truss” framing is being installed on the west ticket lobby wall of the existing building.
  • All ceiling rough-in, duct work, sprinkler piping is progressing and keeping pace with the ceiling framing.
  • The masonry work at the north entrance is continuing as is the stonework at the ticket office area.
  • The roofing is being installed and should be complete next week on the kitchen. 

Update for February 8, 2008

Sixteen contractors are on the Ocean Center expansion construction site in Daytona Beach. Below is a summary of construction activity as of Feb. 8, 2008. This report is divided up into three areas – the south concourse construction, exhibit list construction and central plant construction. South concourse construction  

  • A.W. Baylor is continuing to install sheetrock in all areas.  The ceiling framing and hanging is approximately 50-percent complete in these areas.  The upper level mock-up meeting room was approved by the owner and design team with some minor tweaking.  The framing for the ‘tunnel ends’ of the Concourse is well underway and should be completed within two weeks.  They are also hanging sheetrock in the South Grand Entrance stairway area. 

  • Carter Electric is continuing rough-ins in all areas of the south concourse and is approximately 60-percent complete with the electrical service room for that area.

  • Energy Air is installing ductwork and insulation in all areas of the concourse.  They are also completing the installation and piping of the air handler units in the mechanical room areas.

  • East Coast Fire Protection is installing branch piping in all areas and is installing drops in the areas where the drywall ceiling framing is installed.

  • Kendall Masonry has started installation of the stone in the main entrance lobby on the east and west walls.  They are now up to the second floor level.  The stone is now complete in the north and south elevations of the main entry.

  • Warren Construction is continuing to install door frames, wood blocking and his portion of the mock-up was approved.

  • Hartford-South is working on the next to last area of uncompleted roof on the south concourse.

  • Foote Steel set the final roof section of the main entrance today.  All that remains of the steel work is miscellaneous welding and trim out.  Metal roof decking has been installed.

  • Hufcor is installing moveable folding partitions in the meeting rooms.

  • G&W Plumbing continues to rough-in bathrooms in all areas of the concourse and gang bathrooms in exhibit hall.

  • Carter Electric’s subcontractor is starting to install cable for TV and security systems.

Exhibit Hall construction

  • Goss Foundations has complete installing the tilt-up wall panels and is performing the trim-out, punch-out portion of that contract.  He is removing the casting beds around the site and is preparing to start the roof ‘bill’ panels.  He is also doing final “rubbing” and patching of panels.

  • The north mezzanine/loading dock is continuing and they are approximately 75-percent complete.  The canopy framing over the loading dock is in place, wood blocking is being installed in preparation for roofing and metal decking is being installed.

  • A.W. Baylor is framing in the north-south concourse, including the east wall of the exhibit hall and is approximately 60-percent complete.

  • East Coast Fire is continuing to run trunk line in main exhibit hall area.

  • Energy Air is continuing to install with the large spiral duct installation.  All ductwork is through the Mezzanine Wall and two runs have been completed across the Exhibit Hall

  • The framing for the Exhibit Hall vertical doors have been installed and the doors are on-site and being fabricated.  The framing is complete and the vertical action door panels are now being installed.

  • Weston Coatings started the second coat of paint on the Exhibit Hall.

Kitchen area: The new opening in the existing kitchen has been cut and the plumbing is expected to start the week of Feb. 18.

Central plant construction

  • Demolition and site-work continues in preparation for the foundation for new screen wall and fire pump room.

  • Truant is forming the concrete wall at the northwest stair area and preparing to start the new cooling tower screen wall.

Update for December 21, 2007

Tradesmen on the Ocean Center Expansion site represent Carter Electric, Energy Air, East Coast Fire Protection G & W Plumbing, Schindler Elevator, Foote Steel, Goss Foundations, A.W. Baylor, Warren Construction, Moss Waterproofing, Sunbelt Metals, Harmon Glass, Hartford South Roofing, ABC Demolition and Weston Coating.

South concourse

  • A.W. Baylor is continuing with the drywall installation on level one and level two. The company is also in the initial finishing stages on both levels. Ceiling framing is about 50 percent complete.
  • Carter Electric is continuing rough-in on both levels and is about 50 percent complete with the main concourse.

Electrical room

  • Energy Air is installing ductwork, air handling equipment and piping on both levels.
  • East Coast Fire Protection is installing truck and branch sprinkler piping in both levels.
  • Kendall Masonry is completing the restroom walls and the masonry “tower” at the entrance area.
  • Warren Construction is starting the framework for the vestibules at the meeting rooms on the second floor.

Exhibit hall

  • Kendall Masonry is nearing completion of the north exhibit hall walls and the block in the loading dock/north ticket office area.
  • Mechanical, electrical, plumbing and fire protection trades continue to rough-in all areas.
  • Hartford South Roofing is continuing to install the roof on the exhibit hall.
  • Weston Coating has started painting the tilt-up panels on the south wall.
  • Foote Steel is installing the final steel supports on the east wall of the exhibit hall.

Connector Concourse

  • Truant Construction poured the slab for the connector concourse this week. Exhibit Hall Floor and the exterior concrete remain to be poured.
  • The steel for the “pop-up” entrance has been delivered and erection should start the week of Dec. 28. Also, the “tunnel steel” erection started the week of Dec. 21 on the west end of the south concourse.

Kitchen

  • The new kitchen “shell” is complete and the stucco finish is being applied this week.

December 6, 2007

In summary, the Ocean Center expansion is progressing nicely, according to Doug Cooper of OCORP/AM Weigel & Associates, the owner’s representative on the project. Here are some of the highlights:

  • In the south concourse, the mechanical, electrical and plumbing tradesmen have mostly completed rough-in work and branch runs of ductwork, and sprinkler piping are currently taking place.
  • The framing for the drywall is mostly complete except for area “C” and drywall hanging is approximately 50-percent complete.
  • The storefront is installed in areas A, B and D on the upper and lower levels.
  • The metal interior stairs are complete in zone A and are about 50-percent complete in the west end of the concourse. The two elevators are being installed and are about 50 percent complete. The escalator truss should be delivered this month.
  • Area C, the main entrance pop-up area steel, should be delivered this week and erected within the next two weeks. The exhibit hall steel is virtually complete and the tilt-up walls are approximately 70-percent complete. Erection of the west face started this week. The south masonry wall is complete and the north Mezzanine is about 60-percent complete.
  • The plumbing trade contractor has completed rough-in on the south exhibit hall restrooms.
  • Demolition of the existing west ticket lobby is mostly complete and the old tile has been removed in preparation for the new terrazzo floor.
  • Insulation is being loaded on the roof and the roofing operation on the exhibit hall should start soon.
  • The painting trade contractor has started the base coat on the south wall of the exhibit hall.
  • The new kitchen has been topped out and decked.
  • The roofing should start within the next two weeks.

The Ocean Center Expansion is still on time and budget for completion in late 2008. That’s the report Rick Hamilton, Ocean Center Director, recently gave members of the Tourist Development Council. 

The work on the expansion is still progressing rapidly and weather has been cooperative, Hamilton reported. The final steel shipments are due in October and vertical walls of concrete and glass are now being erected by contractors. 

The Ocean Center expansion project contains five phases of work – the South Parking lot (which is 100 percent complete), the site work (which is 95 percent complete), the physical structure (in progress), and future renovations and A1A remodeling. Most of the expansion project, with the exception of phase four and phase five, will likely be completed in December 2008, and is planned to be under roof and dried in by mid-December of this year as contractors move toward the late 2008 deadline.  

The total expansion project, including renovations to the existing building is scheduled to be completed in January 2009.  Walls, floors, ceilings, bathrooms, and more will be renovated in the existing building to match the new interior of the expansion so the project is seamless.   

Bookings continue in the existing Ocean Center and even the new space. The entire, expanded Ocean Center facility is booked beginning the second week of January 2009.  The current Ocean Center is 225,000 square feet, and the expansion will add 227,491 square feet, nearly doubling its size.

July 10, 2007

By August 31, 2007, the Daytona Beach Ocean Center expansion will make great headway. Here are some of the highlights of the construction activity this summer:

According to OCORP Inc., the owner's representative, all elevated structural concrete decks and columns will be completed for the expansion by August 31. The forming activities have begun for the south concourse slab on grade. Stripping activities are continuing on the formwork for the elevated deck areas for the south concourse. In addition, the south concourse slab on grade pour will be completed by the end of August.

Installation is continuing on the underground and overhead plumbing rough in elements for the south concourse. These activities will be completed prior to the commencement of the south concourse slab on grade pours. The bathroom rough-in for the south concourse will begin immediately following completion of the plumbing requirements for the south concourse slab.

The underground electrical component rough-in is continuing. The panel and electrical gear installation for the south concourse main electrical and systems rooms also will go through August.

CMU wall installation for the north and south ticketing areas will be completed, with the limestone veneer beginning for these same areas.

The south concourse structural steel including beams, joist and decking will be completely erected. In addition, the erection of the exhibit hall structural steel elements will be underway.

Installation activities for the light gauge framing elements in the south concourse area will be progressing through August along with the installation of exterior sheathing.

Roofing dry-in activities for the south concourse roof area, excluding the “Pop Up” area, will be nearing completion by August 31.

Casting and erection of tilt panels at the east and west ends of the south concourse will begin July 18.

Installation of the glass curtain wall system along the exterior of the south concourse will be continuing through August.

May 25, 2007

The Ocean Center has seven contractors active on site: Truant Construction, G & W Plumbing, Carter Electric, P & S Paving, Ron Kendall Masonry, ABC Demolition and Foote Steel.

Truant Construction has poured approximately 50 percent of the second level deck. They have completed the footings for the proposed kitchen expansion and completed approximately 90 percent of the scaffold, decking beam bottoms and slab bottoms for the second level concourse. In addition, Truant has completed the pouring of the mezzanine- level perimeter beam and 10 of the second level columns. Approximately 50 percent of the second level columns have been completed.

G & W Plumbing completed the rough-in of the gang bathrooms in the west end of the south concourse. They also have installed the temporary water supply to the second level for construction purposes.

Carter Electric is continuing with the re-work of the fire alarm system in the existing arena and are working the layout and rough-in activities for the mezzanine, second-level and roof-level slabs. Carter also has completed the installation of the second level temporary power for construction purposes.

P & S Paving has completed the grooming of the northwest retention pond and installed sod on the banks and pond bottom for erosion control and is continuing maintenance of the area.

Ron Kendall Masonry has started masonry work on the new kitchen area and the ticket office loading dock.

Foote Steel has started steel erection.

May 4, 2007

This week, four contractors are active on the Ocean Center expansion site: Truant Construction, G & W Plumbing, Carter Electric, and P & S Paving.

Truant Construction has poured approximately 35 percent of the Second Level Deck. They have completed the footings for the proposed kitchen expansion and completed approximately 90 percent of the scaffold, decking beam bottoms and slab bottoms for the Second Level Concourse. In addition, Truant has completed the pouring of the Mezzanine Level Perimeter Beam and 10 of the Second Level Columns.

G & W Plumbing is performing the rough-in of the gang bathrooms in the west end of the South Concourse. They have also installed the temporary water supply to the Second Level for construction purposes.

Carter Electric is continuing with the re-work of the fire alarm system in the existing arena. Carter Electric also is continuing to work on the layout and rough-in activities for the Mezzanine, Second Level and Roof Level slabs. In addition, Carter has completed the installation of the Second Level temporary power for construction purposes.

P & S Paving has completed the grooming of the northwest retention pond and installed sod on the banks and pond bottom for erosion control.

This week there are seven contractors active on site: Truant Construction, G & W Plumbing, Carter Electric, Warren Construction, ABC Demolition and PCI.

Truant Construction has poured the southwest staircase up to the mezzanine level. In addition, Truant has completed pouring approximately 40 percent of the mezzanine level perimeter beam. They have also poured 180 LF of the exhibit hall gang bathroom roof slab. Truant is currently erecting scaffold, decking beam bottoms and slab bottoms for the second level concourse. They are approximately 30 percent complete with respect to these second level concourse activities. Roughly 80 percent of the second level column reinforcing steel has been also been tied.

G & W Plumbing has completed their layout and rough-in for the mezzanine, second level and roof level slabs.

Carter Electric is continuing with their re-work of the fire alarm system in the existing Ocean Center Arena. In addition, they are performing layout and rough-in tasks for the mezzanine, second level and roof level slabs in the south concourse and south end of the exhibit hall.

Warren Construction built the temporary wall panels necessary for the partial demolition of the northwest grand staircase.

ABC has started the tree removal activities for the northeast berm of the existing Ocean Center Arena associated with the new kitchen addition.

PCI is installing mitered end sections to the northwest retention area and then will install sod.

March 19, 2007

The Ocean Center has three contractors active on site - Truant Construction, G & W Plumbing and Carter Electric.

Truant Construction completed 140 out of 190 columns as of March 16, and has completed the 66” diameter round columns for the Exhibit Hall column lines G and M. They have also poured the South Concourse Mezzanine slab and approximately 20 percent of the Mezzanine Level perimeter beam. Truant has started the formwork and reinforcing steel for the southwest grand staircase and the scaffold erection for the second level beam bottoms. Truant also is forming and pouring the columns up to the second level in the south concourse area.

G & W Plumbing has completed the underground piping associated with the exhibit hall floor boxes.

Carter Electric is performing the re-work on the existing fire alarm system in the Ocean Center arena.

There are eight contractors currently working on the site: Truant Construction, G&W Plumbing, Carter Electric, East Coast Fire Protection, Foote Steel, Ron Kendall Masonry, Sunbelt Metals, and AW Baylor.

Moss Waterproofing completed their work in the elevator and escalator pits.

Truant Construction is continuing with the south concourse foundations. They are also continuing with the reinforcing steel, form work and pouring of the vertical concrete columns. Truant completed 100 out of 190 columns by February 19. Truant also is fabricating the reinforcing steel cages for the 66-inch diameter round columns for some of the exhibit hall columns. To date, more than 2,200 cubic yards of concrete have been placed. Approximately 30 percent of the loading dock wall has been completed and is being backfilled. Truant is pouring footing along column one of the columns next to the existing arena. The first 66-inch column was poured last week.

G & W Plumbing is continuing to install the underground sewer lines associated with the exhibit hall floor boxes. Seven runs out 10 have been completed to date.

Carter Electric is continuing to install the underground electrical conduits to service the electrical rooms throughout the exhibit hall. In addition, they have started the underground conduit to the south concourse electrical rooms this week. Carter is also roughing in their conduits within the masonry stem walls.

East Coast Fire Protection has commenced with installation of the new eight-inch dedicated fire line at the new building.

The steel support framing for the interior elephant door was delivered and installed last week and AW Baylor started framing around the opening.

Energy Air is continuing with their installation of the underground chilled water piping from the existing chiller location to the new building. They also are working with the mechanical engineers and Ocean Center staff to review the current design for opportunities to increase design efficiencies and value engineering opportunities where possible.

Foote Steel has fabricated and delivered approximately 50 percent of the embeds and anchor bolts for the project. They are continuing, along with the structural engineers, to complete the detailing and submittal approval activities related to steel fabrication and erection.

Ron Kendall Masonry is continuing the stem walls for the loading dock area and completed the stem walls on the south side of the exhibit hall.

Truant Construction is completing the form work and reinforcing steel associated with the south concourse foundations. They have finished pouring the columns for the screen wall and are continuing with the reinforcing steel, form work and pouring of the vertical concrete columns along column lines D.3, E and O. Truant completed 23 columns as of January 26. In addition, Truant is fabricating the reinforcing steel cages for the 66-inch diameter round columns for the exhibit hall column lines G and M. Moss Waterproofing is working with Truant Construction to complete the waterproofing requirements for the escalator and elevator pits.

G & W Plumbing is installing the underground sewer lines associated with the Exhibit Hall floor boxes. Three runs out of 10 have been completed to date.

Carter Electric has completed the installation of underground conduits from the FPL transformer to the first-level vertical riser. The FPL permanent transformer has been set on the pad on site and FPL is currently installing the associated underground cables. Carter is continuing to install the underground electrical conduits to service the electrical rooms throughout the building.

P&S Paving has been hauling the spoils from the concrete related excavation on an as-needed basis.

PCI completed the installation of manhole #1 and the associated 6-inch sewer lateral for connection to the loading dock restrooms and the exhibit hall floor box drains.

Energy Air is continuing with their installation of the underground chilled water piping from the existing chiller location to the new building. The Ocean Center Expansion Construction activities for the week of January 15, 2007 are summarized in the following:

There are seven contractors on site: Truant Construction, G & W Plumbing, Carter Electric, P & S Paving, PCI and Speedy Concrete Cutting (a sub-contractor of Truant Construction), and Energy Air.

Truant Construction has poured in excess of 1,700 yards of concrete which represents approximately 97 percent of the foundations concrete. They are continuing with the excavation, form work and rebar associated with the Area “A” foundations. In addition, Truant is continuing to install the rebar for the vertical concrete columns on Column Lines D-3, O and P. Truant should complete all foundations by the end of next week.

Column steel reinforcing is in place for columns on the Exhibit Hall. Ten columns have been poured on the south wall of the Exhibit Hall. Reinforcing material for the six-foot columns in the Exhibit Hall will be delivered this week.

Carter Electric has completed the temporary site power installation. They have completed installing the power to the Temporary Ticket Office trailer and the lighting and fire alarm systems for the Temporary Elephant Door. In addition, Carter is continuing to install conduit from the FPL transformer location to the base of the foundation for future electrical room connectivity. The FPL permanent transformer should be delivered and set this week.

G & W Plumbing is preparing diagrams for their underground rough-in for coordination with the HVAC and electrical contractors. Energy Air started installation of underground chilled water piping.

Ocean Center staff started using the new elephant door on Jan 12.

Truant Construction has poured in excess of 1,500 yards of concrete which represents approximately 95 percent of the foundations concrete. They are continuing with the excavation, form work and rebar associated with the remaining 5 percent of the foundation concrete, including the Exhibit Hall and South Concourse areas.

In addition, Truant is continuing to install the rebar for the vertical concrete columns and they have completed the foundation concrete work associated with the Temporary Elephant Door. Column steel reinforcing is in place for eight columns on the Exhibit Hall. Eight columns have been poured on the south wall of the Exhibit Hall.

Reinforcing material for the six-foot columns in the Exhibit Hall will be delivered the week of January 8. Carter Electric has completed the temporary site power installation. They are currently installing the power to the Temporary Ticket Office trailer and the lighting and fire alarm systems for the Temporary Elephant Door. In addition, Carter is installing electrical conduit from the FPL transformer location to the base of the foundation for future electrical room connectivity.

G & W Plumbing is preparing diagrams for their underground rough-in for coordination with the HVAC and Electrical contractors.

The overhead door was delivered and installed this week. Ocean Center staff plan to start using the new door January 29.

P & S Paving is continuing to remove spoils from the Exhibit Hall foundation activities in an effort to keep the site cleared for all other construction activities.

Truant Construction has poured in excess of 1,100 yards of concrete which represents approximately 75 percent of the foundations concrete. They are continuing with the excavation, form work and rebar associated with the remaining 25 percent of the foundation concrete including both the Exhibit Hall and South Concourse areas. In addition, Truant is tying the rebar for the vertical concrete columns and have completed the foundation concrete work associated with the Temporary Elephant Door. Column steel reinforcing is in place for eight columns on the Exhibit Hall.

Carter Electric has completed the temporary site power installation. They are currently installing the power to the Temporary Ticket Office trailer and the lighting and fire alarm systems for the Temporary Elephant Door. In addition, Carter is installing electrical conduit from the FPL transformer location to the base of the foundation for future electrical room connectivity.

G&W Plumbing is preparing diagrams for their underground rough-in for coordination with the HVAC and electrical contractors.

Speedy Concrete, a sub-contractor of Truant Construction, is completing the demolition of the concrete structural beam support, beam and slab on grade at the Temporary Elephant Door location.

The opening for the elephant door is complete and the stucco is being applied to the masonry walls. The overhead door is scheduled to be delivered and installed this week.

November 10, 2006

The stormwater installation continues this week for the Ocean Center expansion. Earl Street has been re opened. However, Auditorium Boulevard will be closed from Nov. 6 thru Nov. 17 to complete the final stormwater tie-in.

October 20, 2006

There are three contractors, P & S Paving, PCI and ABC Demolition currently working on the site.

P & S Paving will start removal of the berm on the southeast side of the existing facility. They are continuing grading but the sodding of the northeast retention area will not occur until after Biketoberfest (October 19 - 22).

PCI is continuing to install the six-inch portable water line and backflow prevention to service the new expansion. They are planning work on the stormwater connections. They also have started the roof-drain tie-in work. This work is continuing and should be complete the week of Oct. 23.

The 13,000 volt FPL line subcontractors encountered has been as-built surveyed. The contractors are awaiting instructions from the engineer as how to proceed.

ABC is removing trees on southeast berm and starting removal of the concrete drive on the south side that serves the existing building. The demolition activity on the south side to the east stairway should be complete the week of October 23.

As of the end of this week, project management will have issued letters of intent on approximately 65 percent of the value of the contracts.

October 13, 2006

There are three contractors, P & S Paving, PCI and ABC Demolition currently working on the site.

P & S Paving will start removal of the berm on the southeast side of the existing facility. They are planning to start the finish grading and sodding of the northeast retention area.

September 25, 2006

There are three contractors currently working on the site continuing Phase II work.

Tri-City Electric completed the installation of the FP&L conduit. The work was inspected on Sept. 25 and passed inspection. Tri-City is complete with their work under Phase II and have turned over their “as-builts” drawings.

P&S Paving started and completed the first lift of paving in the new west lot. P&S will then start finish grading on the northwest retention area to get it ready for the installation of sod. That work should be complete within 10 days. P&S Paving to start stabilizing construction roads on site.

PCI is installing the main potable water line and installing the backflow preventer and gate valve to service the new expansion. PCI is relocating the eight-inch fire line to terminate it in the fire pump room. They are making storm water connections at Hollywood and Earl and on Auditorium. PCI is also starting storm water work on Auditorium between Wild Olive and Coates to tie-in the roof drains from the existing building.

We encountered a 13,000 volt FP&L line under a new column/footing line and have requested that FP&L and the Engineers either relocate the line or, preferably, bridge over it.

Phase III bids were received by OCORP and the Volusia County on Oct. 14 and Oct. 20. The bids are being evaluated at this time to determine the successful bidders.

September 1, 2006
There are four subcontractors continuing work on the site: P&S Paving, Progressive Constructors, Tri-City Electric and ABC Demolition.

ABC Demolition is demolishing and removing the grand stairs at the southwest entrance and will continue work to the east.

Pre-bid meetings were held on August 23 and 24 and bidding procedures were reviewed with the sub-contractors. County Manager James Dineen addressed the group both days urging all the sub-contractors to bid the job. The RFI process is well underway and OCORP has processed over 90 of them as of September 1.

The equipment on the site includes backhoes, dump trucks, loaders and water trucks.

August 4, 2006
There are two subcontractors continuing work on the site: P&S Paving and Progressive Constructors. The site demolition for this phase of work is complete. Dynamic Concrete and TLC Concrete have completed their portion of the work.

Progressive Construction continued installing utility lines and backfilling trenches. Water line is complete and is being pressure tested. The pressure test was successful and the line was chemically treated in preparation for city inspection. The city of Daytona Beach is having a problem with their valves and cannot shut off the water to make the final connection. PCI is pricing the work to do a “wet tap” installation. This price has been submitted for approval. The City of Daytona Beach has agreed to pay for the wet tap.

The exfiltration system is complete to the north section of the west parking lot and has been backfilled with sand and work is continuing at the south portion of the west parking lot. The building pad is now at sub-grade elevation. P&S Paving continued grading the south side of the west lot.

The County of Volusia and OCORP, the owners’ representative, are now leading the project. The pre-qualification period ends on August 7, and the new bid date is tentatively set for September 7.

The equipment on the site includes backhoes, dump trucks, loaders, water trucks.

July 28, 2006
P&S Paving and Progressive Constructors are continuing work on the site. The site demolition for this phase of work is complete. Dynamic Concrete and TLC Concrete have completed their portion of the work.

Progressive Construction continued installing utility lines and backfilling trenches. The water line is complete and is being pressure tested. The exfiltration system is complete to the north section of the west parking lot and has been backfilled with sand, and work is continuing at the south portion of the parking lot.

P&S Paving continued the filling of the building pad. The building pad is now at sub-grade elevation. The building pad has been staked with building corners marked in preparation for piles and pile caps. P&S Paving continued grading the south side of the west lot.

The pile installation is complete and Dynamic Concrete is in the process of cutting them off to prepare for the pile caps. This activity is now complete. The remedial work on the piles has been completed and the pile caps were poured on the north column line this week. The pile caps on the south side of the building are being formed and should be poured the week of June 19.

The equipment on the site includes backhoes, dump trucks, loaders, water trucks, and dewatering pumps.

June 5, 2006:

The equipment on the site includes backhoes, dump trucks, loaders, water trucks, and dewatering pumps.

March 27, 2006:
Three subcontractors continue work on the site: ABC Demolition, P&S Paving and Progressive Constructors. They are in the process of demolishing the existing west parking lot including Wild Olive Street to prepare the site for installation of the underground utilities and storm water retention. P&S Paving is in the initial stages of site preparation to prepare for the building pad and also is building a temporary sidewalk to provide access to the box office during these activities.

Progressive Construction started installing the new 16-inch water line and backfilling trenches. Progressive Construction moved to the north side of the parking lot to continue installing and backfilling the new 16-inch water line. P&S Paving started clearing for removal of the berms adjacent to the existing Ocean Center, demolition of existing site utilities is continuing.

All trees on the site have been removed and/or relocated from the existing site. Two canary island date palms were marked for relocation and replanting.

The equipment on the site includes backhoes, dump trucks, grinders/crushers and loaders.

March 15, 2006:
Progressive Construction has started installing new 16" water lines and P&S Paving started clearing for removal of the berms adjacent to the existing Ocean Center.

March 3, 2006:

They are in the process of demolishing the existing west parking lot, including Wild Olive Street, to prepare the site for installation of the underground utilities and storm water retention.
